Here's what worn-out asphalt looks like before it becomes a real problem. The NAPA lot in Bowman was showing its age - faded, cracked, and taking a beating from the kind of freeze-thaw cycles North Dakota is known for. That's exactly the kind of surface where crack sealing and sealcoating make the most sense.

We started with crack sealing before anything else. That step matters more than most people realize. If you skip it and just sealcoat over open cracks, water still finds its way in, freezes, and keeps doing damage underneath. Sealing the cracks first gives the sealcoat something solid to work on top of.

Once the cracks were addressed, we applied a fresh sealcoat across the entire lot. The difference is immediate. Dark, uniform pavement versus the gray, oxidized surface it was before. It's not just about looks either - that coating is doing real work, blocking out UV rays, moisture, and the daily wear of traffic.

North Dakota weather is genuinely hard on pavement. The temperature swings alone are enough to work open cracks year after year. Staying ahead of that with regular maintenance is a lot cheaper than waiting until the asphalt needs to be torn out and replaced.

If your lot or driveway is starting to look rough around the edges, this is the kind of work that buys you years of additional life out of the surface you already have. Catch it early and the fix is straightforward. Wait too long and the options get more expensive fast.
