When a parking lot gets to this point, skipping straight to sealcoat isn't an option. The lot at Immanuel Baptist Church in Beulah, ND had widespread cracking across the entire surface - the kind that tells you water has been working its way in for a while. Before anything else could happen, crack sealing had to come first.

Here's why that matters. Every crack in asphalt is an open door for moisture. Water gets in, freezes, expands, and breaks the base apart from the inside out. North Dakota winters don't give damaged pavement a pass. If you seal over cracks without filling them first, you're just covering up the problem - not stopping it.

Crack sealing is the step that actually slows that damage cycle down. We work hot rubberized sealant into each crack, which creates a flexible, waterproof barrier. It moves with the pavement through freeze-thaw cycles instead of cracking back open. It's not glamorous work, but it's the foundation that makes everything after it actually hold up.

A lot this size with cracking this widespread takes real time and attention to do right. You can't rush through it and expect good results. We went crack by crack across the entire lot - main parking area and the drive lane running along the building - before sealcoat ever touched the surface.

The goal with any asphalt maintenance job is to get as many years as possible out of the pavement you already have. Proper prep - crack sealing included - is what makes that possible. Cut corners here and you'll be back to square one faster than you think.
